With long-term guests, I also ask for references from previous hosts to get a better sense of their character. For short-term stays, it’s mostly about the urgency of their booking, and sometimes I prefer guests who’ve booked through Airbnb for a while, as they usually understand the platform’s expectations. Another thing to consider is if they’re familiar with the area or have visited before—it can tell you whether they’ll respect local norms and guidelines.
